Flagstaff Deck Renovation
This deck has remained as is for many years and was in desperate need of repair. This project includes the removal of all existing non-structural materials, repair and reinforcement of structural components where necessary, and the installation of new composite wood decking material. The goal of this project is to improve the functionality and durability of the existing deck while creating a more aesthetically pleasing environment. This work was scheduled to take place based upon the homeowners availability.
Week 4
As we prepare for week 4 construction, AZ Constructors is in the process of finalizing all handrail components and fabricating a custom barn door style safety gate for the stairs. The client is pleased with the results so far and looks forward to enjoying the cool Flagstaff air on their new deck.
Week 3
Week 3 began with the installation of the composite decking material. The client elected to include border boards and 2 control boards running perpendicular to the other deck boards. This allows the deck board to expand and contract with the varying temperature and creates a unique visual design. We were able to divide this deck into 3 sections, with a large section in the middle.
The client has also chosen a custom built metal handrail with stainless steel cable railing. During week 3 of construction, we began installation of the handrail, however, due to weather, we had to postpone to ensure our safety.
Week 2
The second week of construction consisted primarily of replacing damaged joists and the double fascia board. This week also included a minor design change to square off both sides of the deck, creating a more spacious feel and aesthetically pleasing view.
The composite wood decking selected required joists to be a minimum of 16" on center. The existing joists were spaced 24" on center, so new joists were installed between the existing, resulting in a spacing of 12".
Week 1
During the first week of construction, we removed all decking material, handrails, and rotted/damaged flooring joists. We evaluated the condition of the existing support beams and determined that they may be reused. A small portion of the decking material remained in place allowing the homeowner to maintain access to the backyard. Many of the existing joists were in poor condition and were removed.
Phoenix Home Renovation
This project initiated after the client purchased a home in Phoenix with the intention of flipping it. This 4 bedroom 2.5 bathroom home is complete with a large backyard patio and in-ground pool. After hiring AZ Constructors to complete the renovation, work began within 5 business days. This home started out extremely cluttered with the previous owner's belongings and DIY renovations. AZ Constructors quickly removed these items and restored this home to its original floorplan. In many of the rooms, the closets were removed and converted to storage areas. In order to be considered truly 4 bedrooms, these closets were rebuilt to serve their intended purpose.
The goal of this project was to quickly increase the value of the home while giving it a more modern and luxurious look. We installed new luxury vinyl flooring throughout the home, painted all walls and ceilings, installed new recessed LED light features, installed new solid core doors throughout, and cleaned up several areas of concern identified through the inspection process.
Overall, the client was incredibly happy with the result and informed us that once put on the market, the home sold within 72 hours at full asking price. The client also let us know that the home appraised for exactly the listed amount, noting that our hard work and attention to detail was to thank. We look forward to working with this client again in the future.
